Meet the Founder
Khalia Luff
Khalia isn't a notary who later learned real estate — she's a real estate investor first. For 10+ years she has run Sankofa Properties, handling wholesale, fix-and-flip, and buy-and-hold deals across Philadelphia.
She holds a B.A. Cum Laude from Temple University, and built Sankofa Signings on top of a decade spent on the other side of the closing table: as the buyer, the seller, and the investor with money on the line.
That means every settlement she runs is handled by someone who already understands what title companies, lenders, brokers, and investors need from the paperwork to move fast without mistakes — not someone reading the documents for the first time.

Do I need a notary for a deed in Philadelphia?
Yes. Pennsylvania requires deeds to be notarized before they can be recorded with the city. Sankofa Signings handles deed notarization and can also prepare and record the deed with the City of Philadelphia as part of the same appointment.
What is a loan signing agent, and why does it matter for my closing?
A loan signing agent is a notary with specialized training to walk borrowers through a full mortgage or refinance document package, making sure every signature, date, and initial is in the right place. An improperly executed package can delay or derail a closing, so title companies and lenders specifically request signing agents for this reason.
Is remote online notarization (RON) legal in Pennsylvania?
Yes, Pennsylvania permits remote online notarization, and Sankofa Signings is equipped to notarize documents online for parties anywhere in the country — not just Pennsylvania. This is especially useful for out-of-state sellers, buyers, or parties who can't meet in person.
How much does a mobile notary cost in Philadelphia?
Pricing depends on the type of appointment — a single acknowledgment, a full loan signing, and a multi-state remote closing are each priced differently. Do you work directly with title companies, realtors, and investors, or only individuals?
Both. Sankofa Signings regularly partners with title and abstract companies, real estate attorneys, lenders, brokers, transaction coordinators, and escrow officers as a repeat signing vendor, in addition to working directly with individual buyers and sellers.
What should I bring to a notary appointment?
A valid, unexpired government-issued photo ID (driver's license, state ID, or passport) is required for every signer. If you're signing on behalf of someone else under a power of attorney, bring the original POA document as well.
